This is a rare opportunity to acquire a 10-hectare Kalkheuwel property with four existing dwellings, established short-stay income and infrastructure already in place for the addition of up to 20 further Tiny Homes or pod-style accommodation units. Set in the Cradle of Humankind and on the boundary of the Lion & Safari Park environment, this property combines bushveld living, hospitality income, privacy and future expansion potential in a setting that feels remarkably removed from Johannesburg while remaining conveniently accessible. This is not simply a large farm.
It is a ready-made lifestyle and hospitality platform with a concept that has already been tested, a successful Tiny Home already operating, and the infrastructure required for further growth already laid.

Four Existing Dwellings
The property currently comprises four separate dwellings:
• Farmhouse 1 – approximately 268 m². A substantial residence offering generous living accommodation.
• Farmhouse 2 – approximately 225 m². A second independent dwelling suitable for family, management accommodation or guest use.
• Farmhouse 3 – approximately 168 m². A further standalone dwelling offering additional flexibility.
• Tiny Home 1 – approximately 120 m². A beautifully designed premium bushveld accommodation unit with modern finishes, private deck areas and a strong short-stay booking history.

Although the portal may reflect the property collectively as approximately 10 bedrooms and 9 bathrooms, the real value lies in the fact that the accommodation is spread across four independent dwellings.

Established Short-Stay Income
Tiny Home 1 forms part of the farm’s existing high-end short-stay accommodation offering and, according to the seller, has achieved occupancy levels of just above 80%. This means the hospitality concept is not theoretical.

There is already an operating accommodation component, an established guest experience and proven demand for this type of private bushveld stay. For the right buyer, the opportunity is to acquire something that is already working and decide how far to take it.

Infrastructure for Up to 20 Additional Units
One of the strongest features of this property is the infrastructure already laid for the addition of up to 20 further Tiny Homes or pod-style accommodation units. The property is situated within the Cradle of Humankind, where the accommodation concept has been specifically designed around raised, movable units rather than permanent foundation-based structures. The seller has approval for the addition of up to 20 such units. The 10-hectare footprint allows these future units to be positioned with a strong sense of privacy and separation, preserving the quiet bushveld atmosphere that makes the property so appealing.

A future owner could therefore expand the hospitality offering gradually over time, adding further Tiny Homes or suitable modular pod-style units as demand and cash flow allow. The infrastructure platform is already in place. Bushveld Living Close to Johannesburg. The setting is one of the property’s greatest attractions. The farm lies on the boundary of the Lion & Safari Park environment, and the sound of lions can be heard at night. During the day, the experience is quieter — trees, birds, insects, natural bushveld and long stretches of peace and privacy.

The property feels secluded, but it remains well positioned for:
• Proximity to Lanseria
• The Lion & Safari Park
• The Cradle of Humankind
• Hartbeespoort
• Randburg and surrounding north-western Johannesburg suburbs
• This accessibility is particularly valuable for the short-stay and weekend accommodation and international short stay market.
• Sustainability and Operating Infrastructure
• The property has been developed with resilience and self-sufficiency in mind.

Infrastructure includes:
• Borehole and alternative water supply
• Underground water infrastructure
• Water storage facilities
• Approximately 12 kW three-phase solar system
• Approximately 10 kW battery backup
• Backup generator
• Gas cooking
• Gas heat-pump systems
• Swimming pools
• Internal road infrastructure
• Covered workshop and operational space
• Infrastructure supporting the approved future accommodation expansion
• Together, these systems create a strong base for residential and hospitality use.
• Workshop and Operational Space
• The farm includes a substantial covered workshop and operational area.
• The existing production wood, tools, machinery and forklifts are excluded from the sale and will be removed.
• The workshop structure and covered space remain, giving the buyer a useful area for storage, maintenance, operational use or future adaptation.
• Bottling Plant Opportunity
• The property also includes the start of infrastructure associated with a potential water bottling operation.
• The farm is being sold as is, and the bottling concept should be regarded as an additional entrepreneurial opportunity rather than an operating business.
• The buyer can decide whether this is something they wish to investigate or develop further.
