Standard Bank Pre-Hammer Property
Why Buyers Buy Pre-Hammer Properties: Pre-Hammer is a program that gives buyers the opportunity to purchase properties that have been declared executable by the court, but before the Sheriff's Auction takes place. This creates a unique window where buyers can secure a property through a normal sales process.

Benefits for Buyers:
Opportunity to Purchase Before Auction: Pre-Hammer properties are marketed through registered estate agents, giving you the chance to make an offer before the property goes to Sheriff's Auction where uncertainty increases.

Transparent Process: Unlike Sheriff's Auctions where information can be limited, agents can provide property information and, where possible, arrange viewings to help you make an informed decision.

Normal Transaction Process: The purchase follows standard property sale procedures. You'll sign an Offer to Purchase, pay a deposit, and proceed through the normal transfer process—just like buying any other property.

Important Information for Buyers:
Please be aware that the seller may be experiencing some personal or financial difficulties, which could affect their availability and responsiveness at times. Viewings cannot always be guaranteed, and the seller may or may not wish to engage directly with agents or buyers.

How to Buy This Property:
If you're interested, contact one of the agents listed above to try and arrange a viewing. When you're ready to make an offer, your agent will complete the Pre-Hammer Offer to Purchase (OTP) with you. The OTP must be signed by both you and the seller before the offer is submitted. Offers signed by the buyer only are not accepted.
A 2% deposit is required. The Sheriff's Auction will only be cancelled once your deposit is received before the deadline shown in the timer above. This deadline is firm—acting quickly is essential to secure the property.

Financing Options: You can apply for a home loan at any bank, just as you would with any property purchase. Take the signed Offer to Purchase along with your application documentation to your chosen bank.
